Room Size Calculator — 61 Common Dimensions
How many square feet is a 10x12, 12x15, or 20x20 room? Find every common US room size with instant conversions and material estimates.
Last updated:Popular Room Dimensions
Every column here is arithmetic on the two dimensions in the page title — area = width × length, perimeter = 2 × (width + length), and the metric column uses the exact conversion factor (1 ft² = 0.09290304 m², per NIST SP 811 Appendix B.8). The share column divides each footprint by 2,142 sq ft, which is the US Census Bureau's median size of a completed single-family home for 2025; it is the honest way to feel how big a number like 240 sq ft actually is.

One row in this table falls under the code floor for a habitable room: 8 × 8 ft = 64 sq ft, which is 6 sq ft below the 70 sq ft minimum in a published 2018 IRC adoption (kitchens excepted). Every other footprint clears it, and every footprint in the table has a short side of at least 8 ft against the code's 7 ft minimum horizontal dimension.

What Counts as a "Room Size"? (And Why Your Sum Won't Match the Listing)
The figures on this site are wall-to-wall floor area measured inside the room. That is the right basis for flooring, paint, carpet, and furniture planning. It is not the basis an appraiser uses for a house's gross living area, which is why adding up your rooms rarely equals the square footage on a listing. The comparison published by the North Carolina Real Estate Commission between its own guidelines and ANSI Z765-2021 states the differences plainly: exterior walls are measured from the outside (when measuring from inside, add 6 inches for each exterior wall); unfinished areas, garages, and chimneys outside the footprint are not included; and where any exterior wall has soil against it, the entire floor is designated "below-grade" rather than counted as above-grade living area.
The commission's own worked example is a 2,400 sq ft above-grade appraisal against a 3,000 sq ft MLS listing with 600 sq ft of below-grade area — "the calculations of both the listing agent and the appraiser are likely correct." Both numbers are right; they are measuring different things.
Average US Room Sizes: What Is Actually Measured
Search "average bedroom size" and most results print a single figure — typically around 130 sq ft, or "200–300 sq ft" for a primary bedroom. We could not find a measurement behind any of those numbers, so we do not publish them. Here is what the federal statistics do contain:
- Home area — yes. Census Characteristics of New Housing gives 2,142 sq ft as the median completed single-family home for 2025 and 2,378 sq ft as the mean. Most "average home size" claims in circulation are one of these two without saying which.
- Room counts — yes. The same series publishes bedrooms and bathrooms per new home. Homes with four or more bedrooms went from 23% of completions in 1973 to 42% in 2025.
- Room dimensions — no. CHARS does not measure how large an individual bedroom or living room is. That is the gap the "average bedroom" articles fill with an invented number. What the data shows instead is that Americans added rooms rather than room size: the median new home peaked at 2,467 sq ft in 2015 and has declined since, while the 4+ bedroom share kept rising.
- A legal minimum — yes, and it is small. A published 2018 IRC adoption sets 70 sq ft as the minimum floor area for a habitable room (kitchens excepted) with no horizontal dimension under 7 ft. That is a floor, not a benchmark: it means a 9 × 11 ft room is defensible as a bedroom while an 8 × 8 ft room is not. States amend Chapter 3 individually — Georgia deleted the "other rooms" clause outright — so the applicable text is your own jurisdiction's.
The full working, including the Census tables and the state-level amendments, is in our Average Room Sizes in American Homes (2026) report. Need a one-page reference for the job site? The Room Size Cheat Sheet prints this same arithmetic for every size above.
