Laminate vs Vinyl vs Hardwood: Cost per Sq Ft Guide
Choosing between laminate, luxury vinyl plank (LVP), and hardwood? The installed cost per square foot, lifespan, and maintenance differ more than the showroom samples suggest. Here is a side-by-side 2026 comparison with real project math.

Laminate Flooring
Laminate is a photographic wood-grain layer over MDF or HDF core with a melamine wear layer. It feels harder underfoot than vinyl and costs less than real wood.
- Best for: bedrooms, living rooms, hallways (dry areas only).
- Avoid: bathrooms, laundry rooms, below-grade basements without moisture barrier.
- 2026 installed range: $3 – $8/sq ft.
Luxury Vinyl Plank (LVP)
LVP is a PVC core with a printed wear layer. Waterproof variants (WPC/SPC) dominate new construction and rental turnover projects.
- Best for: kitchens, bathrooms, basements, high-traffic areas, rentals.
- Advantage: waterproof, softer underfoot, easy click-lock install.
- 2026 installed range: $4 – $10/sq ft.
Hardwood (Solid & Engineered)
Solid hardwood is milled from one species (oak, maple, hickory). Engineered hardwood has a thin veneer over plywood — better over concrete and radiant heat.
- Best for: primary living areas, resale value, long-term ownership.
- Advantage: refinishable 3–5 times (solid); adds appraised value.
- 2026 installed range: $8 – $22/sq ft (solid); $7 – $18/sq ft (engineered).

10-Year Cost of Ownership
Hardwood costs more upfront but lasts 2–4× longer and adds resale value. Laminate and LVP may need full replacement in 15–20 years. For a 10-year horizon in a primary residence, engineered hardwood often wins on total cost when you factor in one refinishing cycle vs two full replacements of LVP.
Decision Guide
- Choose laminate if budget is tight and the room is dry — bedrooms, upstairs hallways.
- Choose LVP if moisture is a concern — kitchens, baths, basements, rentals.
- Choose hardwood if you plan to stay 10+ years and want refinishability and resale premium.
